Verified ReviewerFraud not truthful
We have been involved with fannie mae foreclosure that is not on the level. Researched at court house revealed errors in getting clear title to home and documents not provided by attorney or real estate home path broker.
details provided if requested. DO NOT DO BUSINESS WITH THEM FRAUD only wanted our money. NO HELP AT ALL>; House was inhabital and would not be within 60 days of repairs and could be taken away from us after we did repairs not given ample time to do inspection after bid accepted.
no attorney contact only broker and agent contacted us after we contacted them many times. only interested in getting our money
Preferred solution: nothing to do with firms since house could not be inhabited and fraud
Because I'm pissed and don't want anyone else to get caught up in their scam!
They just tried to sell me a "fixer upper" that is not habitable and never will be because it is in a FEMA 10 zone! The house and all of the property is not habitual!
Only way I found out is through calling the county and getting to the bottom of the whole mess. They are advertising this place as a fixer upper... I signed purchase agreements and they said they needed to take the highest offer..even though we offered full listing price. it raised red flags.
I called the county to get more information on the place and it turns out it will NEVER be habitual, the house will never meet codes..nor will the entire property. BUYER BEWARE! .Thank GOD I did not send the down payment!!
Fannie Mae is nothing but a huge SCAM! DO your research before doing business with them!

Verified ReviewerFannie Mae Doesnt go by the book!
Tried to purchase a forclosure from them. We had to submit 4 offers!
everytime we would submit offer by the time they gave, the next day, they would decide to wait for other offers! we where well over asking price, but they still kept playing games! This has been going on for at least 4 weeks! today find out we didnt get it!!
I dont really think Fannie Mae is there for the people! there there for the money!!!! The lady i spoke to today was very rude! and really wouldnt give me any info!
we have to decided to do something about this situation. People dont deserve to be treated like this!
- Cheat people
Preferred solution: start going by the book! and when someone makes an offer take it, if above the listing price!! give people a chance!!!
User's recommendation: Dont deal with them!!
During Covid-19 crises they still want their money
Yes, you don't have to pay for 6 months, but at the end of the 6 months, you still owe the total of the money. How is that helping....
if I don't have the money now at the beginning of this lay off, why would I have it in 6 months (which over time, things will get worse as far as paying bills) You cannot even go out and get another job!! Why can't you add on to the end of your mortgage???
Preferred solution: I said above. Add the total on to the end of loan
The Worst and The Best in Pointing Fingers
Sept 2018, we had a roofing company working on our house, when he failed to cover the exposed roof and it rained. Our whole house was drenched.
We filed a claim with our insurance company after the roofing company failed to repair the damages to our home despite his many apologies and promises to do so. Our insurance company responded promptly and sent us three checks to cover the loss of approximately $30K. Unfortunately, the checks were made out to both us and the mortgage service provider. The checks were sent to them and they, in turn, held them until we could provide a contract with a licensed contractor and copies of all permits and insurance.
Our original mortgage was signed in 2013 but was subsequently sold to FANNIE MAE in 2015. According to the service provider, we are required to follow FANNIE MAE's regulations regarding the handling of insurance proceeds, even though our original loan agreement says nothing about hiring a licensed contractor, etc... Service Provider is pointing fingers at FANNIE MAE and FANNIE MAE is pointing fingers at the Service Provider. In the meantime, our insurance money is being held.
FANNIE MAE refused to communicate with us or put anything in writing saying that its against their policy. Service Provider says they are only following FANNIE MAEs rules and regulations.
- Lack of communication
Preferred solution: Release of insurance proceeds in accordance with the original terms and agreement depicted in the home loan.
Fannie Mae Realtor stole everything in my home
The realtor, Rhonda Marie Schultz Williams and Dana Johnson stole every item out of my house. I reported it to Fannie Mae and they let her sell three more houses until I hired another attorney and they realized I was not going to back down.
Two and a half years later, we are trying to settle. They dont care about anything but their profit margin. They dont do their due diligence. The realtor was 8K behind in on her taxes and she had a tax lien against her house.
Her motive was to steal my items and sell them.
She did. She paid of her tax lien in 2017.
- Fact they did not investigatge the realtor who is a thief
Preferred solution: pay me for my stolen items plus damages
Illegally threw me out of house dumped my personnel items
They broke law. Besides defrauding us they now threw me out of my house with no court order.
I had eviction rights.. Local realtor now know to be a corrupt undercover REO agent. locked me out of my house of 35 years. Had his men come Dump everything, tear down and destroy all outside items at night.
Threw things in woods, Literally destroyed my house and the outside.. DUMPED MY ITEMS... No court order, no papers signed no nothing.. House was in foreclosure but I had eviction rights which they violated..
Whats more interesting they had it investigated but to learn it was one of their affiliates. Do you really think they are going to go against Fannie Mae!! All they said I was evicted . Well everyone including top notch people said that was not the case Fannie Mae knows it.
They are a bunch of crooks and continue their breaking of laws and ruin peoples lives without a care in the world... People cannot afford big lawyers and they know that so they get away with it.. Its a crime what went on here. I hope someone looks at this case and tells the truth...They broke the law!!!
Its injustice and all lawyers want is their money they do not care about justice. They say yes it was wrong but I need to be paid. You pay lawyers they lie and do nothing. Most are incompetent at least the one I have had!!Its a sad world..
I hope someone does something about Fannie Mae and their Undercover REO agents.
They made a huge mistake here!!!! NEVER A COURT EVICTION which I was supposed to have!!!!!

National Field Network are thieves
We began working on November 8th and National Field Network has not paid us one penny and they owe us $20,000. We signed a contract that stated we would be paid within 35 days from job completion.
We have called and emailed but they just ignore me. I am trying to avoid getting this wrapped up in court but I will if needed. I will be placing liens on about 70 of your properties in order to protect what is owed to me. We are AAA Property Cleanup in Miami Florida.
If you wish to settle this before liens are placed. please contact me at service@***.com
Fannie Mae ARE SCAM ARTISTS!
The WORST experience ever with a foreclosure sale! We recently purchased an "as is" property from Fannie Mae that had been sitting vacant for a year in our neighborhood.
It has a solid foundation, good roof, and is in a decent neighborhood. Doing our homework, we had an estimated value of the home as well as a laundry list of things that needed to be done to this home. The auction on the steps of the courthouse (so we researched) had a minimum bid of $45,000 but it did not sell. So it was put up on Auction.com first for a minimum of $40,000 then a second and third time for a starting bid of $17,500 with "reserve not met." Again, a decent home that needed some renovation but something we were prepared to do as we could see the beauty the house could be.
We won the bid at $57,500 which exceeded the minimums for previous actions and their reserve was met. So we waited and SURPRISE they came back with $72,000 as the sale price! WHAT?? So we countered with $62,500 as this seemed a fair compromise and yes the house was worth it.
They rejected the offer. Three months later, the house landed on auctions again and the minimum was again $40,000. I laughed and wash rinse repeat bid with an amount of $60,000. Again the winning bid and GUESS WHAT, they came back with a rejection and an new price of...you guessed it more than $72,000!
I give up. The house sits abandoned. The lawn is overgrown and the city comes by and mows the front. Recently I noted a window broken and the tree limbs are scraping the roof and have damaged shingles.
RIDICULOUS! They only want money and if they don't get what they want they will just let a property ROT. It's so sad. The house devalues the neighborhood and over time will fall in value.
I don't see activity and it's become an eye sore. It's a nice little house that we planned on moving my mother into. Fannie Mae has no heart and all they wants your money.
Why accept a bid then try to squeeze more! IF YOU WANTED $72,000 YOU SHOULD HAVE LISTED IT FOR THAT PRICE!!
- Underhanded and sneaky bait and switch
My concern is with the manager Lenin. She is aweful
She is rude and for a supervisor/ manager she is never present. A teacher named Ashley is very unprofessional.
She never remembers me .
The only competent employees who I trust with my child is Ms. O'Brien
Lack of due diligence that cost me my home
I put an offer in on a Fannie Mae foreclosure and it was accepted. I was given less than a week to have my commitment letter, and my closing was scheduled for July 24 which was a month out.
The seller pushed the closing out to Aug. 24 due to "a lost title"... Two weeks till my closing I received an email stating the seller wished to withdraw from the contract due to "title issues". When I called the hotline number to file a complaint I was told that it was a local problem but as long the listing agent was working on a solution we could continue with the purchase.
After speaking to my attorney he agreed that we should continue to move forward with the purchase.
Today I received an email from Fannie Mae stating that that as ling as the home was listed as "Un-Marketable" they could not remain in a contract, when my attorney challenged that we were told that "Fannie Mae has guidlines and must follow them, sorry for any inconvenience" ... through all of this they are only willing ti refund my deposit, but not compensate for my inspection, my appraisal or the fact that my fiance didnt renew his lease because we were planning on having our own home.
FNMA abusing MERS
Where do I begin? I was serviced by Seterus which is a slime company.
They just lost a suit for forced insurance and are not being charged by the DOJ for defrauding FNMA. Even though FNMA knew what was going on they still didn't do anything about complaints about Seterus who was doing much more and may now also be investigated for bank fraud. But they may not be much different than Seterus, just as slimy. They are using inaccurate MERS information to take homes.
MERS, set up by the banks, is the Mortgage Electronic Registration System. It was developed so they wouldn't have to go to the county clerks to register deeds in home sales. MERS has been fraught with problems which have been known about since the housing crisis for errors. They haven't fixed the problems which is basically negligence.
They still have errors all over the place. FNMA is trying to take my home using a Quiet Title suit. This is looking for deficiencies to in the deed so they can take possession saying I don't have to be here since the deed isn't valid. They are taking advantage of MERS errors, which they know it's their mistake from when they entered in the new deed information when I refinanced my home.
I had no way of ever knowing their were problems. I was never provided with a new title. So I'm being punished for something I had nothing to do with. MERS registers every deed in the country.
Millions of homes are sold every year. Even if a FNMA, another agency, another lender aren't trying to take your home it could affect you when you go to sell your home. There could be hundreds of thousands, millions or even tens of millions of deeds with deficiencies, even yours. Check your deeds.
You may also file Quiet Title suits against your mortgage holders to get your home free and clear but you have to beat them to the punch. They could do it to you at any time... I am fighting it. I have the FBI investigating something related and the agent may have someone for me to speak to in the DOJ.
I'm also talking with one of the top mass tort law firms in the country about taking on this as a class action since I've been told by a lawyer he has 3 clients that are fighting the very same thing, and probably some of you are as well. He's also had other's approach him to defend against this and expects more. This likely a wide spread and growing problem. I'm also discussing this with advocacy groups like the ACLU to go after this.
At the very least, I'm trying to get an injunction in federal court against them using MERS information in any kind of legal action due to known problems with their quality control and accuracy. Also a civil rights violation for equal protection under the law. If anyone has or is going through this, contact me. The more people I can show this is happening to, the more these firms, groups and agencies are to take this on.
If we get the injunction, we stop this cold from every lender in the country.
Contact me at wingerone@***.com. Together we can stop this heinous practice of punishing people for something they had nothing to do with and were not going to know there was a problem with.
Fannie Mae - Property Listing Review from Bartow, Florida
Have contacted several time about a property not listed yet and no one can tell you anything. Even tried to make an offer on the way the house sets.
Can't talk to anyone making decisions on property and very short and no interest. All the while the electric is on. AC has been running every time I go by and lights on in the house. Not to mention this property is in an hoa and have read stories wher they don't pay those fees and try to pass them on to buyer.
Typical run agency. Or tax dollars hard at work buying houses to resell and they just set on them.
Company IS No Good!
Family and I bought the bank owned property and what I will say is, the bank is a joke! Anytime you have questions or concerns they do not answer anyone in a timely manner.
When they do answer they respond a question with a question instead of answering your question. The process takes forever and they always find some excuse as to why it is taking, so long for answers and closing!
They pick a closing date, but fail to own up to it and then want you the buyer to bend over backwards for them! I highly recommend going else before you waste your time and money on this company!
- Lost money due to extending rented area
- Lack of communication
- Refused to work with the buyer
Preferred solution: Let the company propose a solution

You're not the only person trying to purchase a property from Fannie, Freddie or HUD. This is the process so deal with it. Maybe it'd be less stressful if you move to a trailer park.
Your not getting in Heaven for sure.
