Possible foreclosure to a prior Military Soldier due to inaccurate paperwork

It was 12 days ago that I tried calling the customer service department about some inaccuracies in their records. They are stating I have had multiple forbearances on my property here in Californian when in fact I (to my knowledge) have had only 1. They are reporting that, (and here is their first mistake), while on active duty I refinanced my home to lower the percent rate from 4% to 2%, (which my states law is that no service member may be charged over 2%) thru Fannie Mae. Fannie Mae reported that particular refinancing as a Forbearance plan (any situation wear a homeowner has a hardship or a difficulty paying their mortgage payment is a forbearance) which it should have been just a regular modification that was done 2009, then when I came off of active duty in 2012 I had to get on EDD because of my inability to find a job fast enough. This time it was a regular forbearance that I needed. The first problem I encountered is when customer service could not help at their basic levels and had to transfer me to upper level servicing(as they call it) because of their limited accesses to records at their levels. I had to leave my name and number for them to call me back. As expected it took 3 days for their return call and when they called unfortunately I was traveling in my car and was told they couldn't call me back and that I would need to go thru the process once again. So I did and guess what, I was driving once again when they called the second time 3 days later. The service rep I spoke with said they same thing the previous rep said, and that is I need to go thru the phone center once again. I was pissed, one that I had been already waited for the amount of time it took to get thru to someone in the UPPER LEVALS but to be sent over once again and wait once again in an attempt to fix something that they screwed up and was a time important issue and that I needed to get this resolved as fast as possible. She stated if I called to give her name that it would get me to her. I did as she has asked and once again sent back to the annoying voicemail having to leave my name and number and wait 3 more days until I can hope to get this resolved. What in the *** do they expect us to do, not leave our homes for 3 days with the expectation they will call us. This is bull ***. Not only are they wrong with the information they have but they are wrong to have a system in place that doesn’t work well if a person needs to be at a specific place where all their documents are at the time they call. Oh the reason this is so important is I'm still without a job and *** Mae is saying because of the 2 prior forbearances, I cannot extend the un-employment forbearance any longer. And without the inability to pay my mortgage, my mortgage company will foreclose on my home. I fought hard for this country while deployed 3 times in 4 1/2 yrs, two to IRAQ and one to AFGHANISTAN only to come home and possibly lose my home. I’m sorry but the more I see the way this country takes care of its people to include mortgage programs like *** Mae, the more I tell myself it was all for nothing.

Fannie Mae Robbed My House After Closing

My wife and I purchased a home from Fannie Mae. We started moving our personal property into the home right after closing. The following day, the cleaning company came for their regularly once a month cleaning. They did vacuum the floors and set out air fresheners. However, they also took all of our things, about $7,000 worth of property. I am not sure how they were able to get into the home because at closing, we were charged $150 for the house to be re-keyed. We were also told that this service had already beed taken care of. The police found the cleaning company and spoke to the people that were in the house. They told the police that our things were taken to their ranch and burned, "disposed of." The district attorney has decided to not file criminal charges because "there is no criminal intent, they were doing their job." This robbery took place over three weeks ago and we have yet to hear from Fannie Mae.

It's called a locksmith. They did the same exact thing to us when Fannie Mae foreclosed on us (as opposed to helping as they are *supposed* to).

The best advice I can give you - and this is coming from a landlord whom has an attorney on retainer, is this: contact the Justice of the Peace whom serves your area and explain what happened in detail, then - call your state police, NOT your counties sheriffs office, because they may have also been involved. Good luck to you - and, our prayers are with you and yours.

They are giving investor priority in properties

Most of Fannie Mae properties are purchase by Investor. They said they are here to help families, but how are you here to help families when an investor always have preferences. They buy these homes and re-sale it back for three time the prices. Minority and low income family will not get an opportunity to own a home. A single mother can't afford these home sale by an investor. Which it will guide minority/low income families to never own or live in a dessent area. Fannie Mae are not here for their customers they are here for their own benefit. This system is very sad.

Sad, but true. They are not here to help families ... they are here strictly for their own pleasure and to line their own pockets. The do not care what sort of impact this has on peoples lives. And you know what? I'll bet every single one of those *** sleep like a baby at night. Know why? They have no conscience.

I'll bet if the tables were turned, they'd feel a bit different. Yet, at the same time - it wouldn't surprise me in the least to learn they had kicked their own mother out of the family home for missing two payments.

Minorities and low income families *will* , in time - have the opportunity to buy our own homes again. Perhaps, for the time being, several people get together - rent an apartment, each pay his/her share of the expenses, each apply for their own food stamps, and for the disabled, also apply for S.S.D.I, S.S.I. and Medicaid after eligible for Medicare.

This is the time we ALL need to stick together and look out for each other - as there *are* certain groups whom are literally attempting to wipe out the upper/lower middle class. This regime wants only the the ultra wealthy with the poor as their slaves. Think I'm kidding? Look it up. The Bilderberg Group.

And of course Fannie Mae are not here for their customers ... they are only interested in lining their own and their cronies pockets.

Closing costs scam

Had a purchase agreement where FNMA agreed to pay a certain amount towards closing costs, prepaid items and other things. In the end, they all the sudden, when it came to the last documents at the title agency to sign, put on the paper that they won't pay for my taxes, home owner insurance, transfer tax, and indeed charged me for fees while it stated clearly on document by law the seller, not buyer has to pay for these. Finally, they agreed to remove some of the items, but still would refuse to give us credit the way it was agreed upon on for the entire amount. The title company they chose did not care and was completely FNMA's 'puppet', didn't care about the contract or the law. It took a lot of pressure for us to have the entire costs refunded; according to our contract. At the end they finally had agreed and gave us our credit, but attempted to defraud us in the amount of $ 1,500. It was very obvious that there was a pattern of trying to illegally not contribute all of the costs and argue about them. I finally found the sections in the contract and quoted the way it was written, even though they knew it all along. They however did not act in good faith, and the title company they picked did not care either, which was very disappointing, as they are bound by the contract and the law. I wonder how many times they have done that and received 'extra profit' from people this way for making this errors 'conveniently done in their favor?

Fabnnie Mae's unethical behavior (i.e. reneg on contractual items and addendum items that "they" initially insist on) has more to do with the fact that it is a huge government entity, with no internal quality control supervision.

Their "new" streamlined guidelines are an absolute JOKE to all real estate professionals and potential buyers, and tantamount to media spin and lip service! I am in the field everyday and let people know, if the property has anything to do with Fannie Mae-RUN!!!!

My closing was cancelled 3 times already

Hi. Im buying a house from Homepath, cash in NJ Right now Im in my fourth extentsion, funny mae says the deed is not recorded, the county rejected the deed twice and now they are looking for a missing signature in the affidavit of consideration. This morning the title company told me they need a signature from previous owner, then record the deed. Does anyone know how long this process will take. I AM WAITING FOR 2 MONTHS, everytime we are close to making the closing some problem happens. If anything please let me know. Thank you I want to know how long the process will take.

IS IT A SCAM? YOU TELL ME PLEASE

I entered into a contract to buy a home for $90,000 from Fannie Mae's Homepath renovatiuon program which "allows a buyer to purchase a home that requires light to moderate renovation.. no more than $35,000" Well the home I tried to buy needed waaaay more than that and was appraised at $85,000 if all renovations are done. Obviously it does not fit the criteria to sell as a homepath renovation yet I was charged $975 for the appraisal and survey. They refused to lower the price and have not refunded my money. I was still willing to buy it but they refused to sell it because of the appraised value being lower than what they were asking from me. How many times can they extort money from unsuspecting buyers for a property that cannot sell as advertised? Is this how they make their money? Who can I complain to? hooterize@***.com

Purchase of Fannie Mae Property

My husband and I have just purchased a Fannie Mae home. We've only been in the home a week and a half. Our first issue we have had with Fannie Mae is that when we closed the title company "lost" the paperwork. What they had actually said was that the arbitrator never faxed the paperwork nor FedEx the paperwork the next day. They were threatening to return our $11000 or so downpayment back which we wired the next day after closing. After our realtor got a hold of the arbitrator she had said she faxed the paperwork on Thurs(day of closing) and FedEx'd it on Friday. The next thing that happened was we went to our new home the next day after closing to find our brand new dishwasher and stove were stolen. We it turn found out that Remax took pics weekly and so did the banks people take pics weekly. They have pics taken on 3/19/13 of the appliances missing. We closed in the 23rd. The bank refuses to replace them. The thing is, is the person(s) took the key from the lockbox meaning it was an inside job.What we have also discovered is a *** smell in the master closet. After trying all week to figure out how to clean it up, my husband ripped up the carpet. See pics below. The problem I have is that 1. We were under the impression it was new carpet. 2. There is absolutely no way the bank or selling realtor (Remax) did not smell this issue. The *** is all the way to the subfloor. After calling our realtor she said their probably is nothing that can be done. Here we are with three children ages 5,3, and 4 months and the smell is so bad it probably isn't safe to stay here. Banks/government should not be able to sell property this bad without disclosing any issues. We are completely disgusted.Keith and Jackie

Class Action Lawsuit

Fannie Mae is ridiculous. They have middle man agents who are already known as the worse people to do business with and hainous. A $1 billion dollar class action lawsuit either in 51 States or Illinois would maybe open up the process,stop the game playing and move the properties faster. Also to the dummies who bids over the already greedy high priced tag on a foreclosure in debt used property smh... your just as greedy you but ***. Its a foreclosure! Why you just didn't go to a remax or buy a none foreclosure home on the inflated market?

Fannie MAE Bad Deals

I work for Fannie Mae's REO Department where the foreclosure's for sale are handled. Usually you should get your lawyer to help you understand the terms and verbage of the real estate contracts and to put in riders or verbage that benefits you the buyers. Those addendums issued by Fannie Mae or the Banks is totally advantageous and to protect them not You. You should not depend on the agent who causes a lot of the mishaps and problems with buyers offers not getting the foreclosure property. Also Fannie Mae depends on them to "pimp" the public for overly priced offers on properties that are either inferior, didn't sell when it was built, the former borrower decide they didnt want it and just let it go into foreclosure, snd the property has liens and debts. So why would you want to pay more for a foreclosure? Unless your ***. Fannie Mae sometimes operate on a algorhythm system of numbers to pick out the highest offers but most times its the greedy, slick real estate agent who will not help you to get the property, knows the bank or Fannie Mae in this case has no clue about the condition or never seen the property, and is looking out for a big commission check for doing absolutely nothing but sitting on his or her dumb *** all day. You don't have to be a genius to buy foreclosures you have to be informed and bid low always. Over bidders or dumb bidders who bid the price tags usually regret it later, paid wayyyy to much, was coerced by the greedy lazy middle man agent, or just likes to Waste money. Be smart and get a lawyer or lawyers to submit and help you with foreclosure offers and the process.

FANNIE MAE STEERING BUYERS TO USE HOMEPATH OR LOSE OUT ON PROPERTY

Why is Fannie Mae using a loan program (Homepath) that is offering loans on properties that may already have negative equity??? One house we almost bought came in 50,000 lower than asking price.

Rather than lower the price to the appraised value so we could get a conventional loan, Homepath was more than happy to loan us $340,000 on a house worth 300,000 and had a leaking pool (since Homepath doesn't require repairs or appraisals). Isn't THIS PRACTICE OF GIVING LOANS OVER TRUE VALUE a big part what got the housing market in trouble in the first place? They should *always* lower the selling price to the fair appraised value. Many buyers who want to use conventional or FHA loans have lost out on homes due to Fannie Mae's unfair practice of not lowering prices to appraised value.

Fannie Mae is STEERING people to use HOMEPATH or lose out on a house. Isn't STEERING illegal???

Hey, it gets even worse. They accepted our contract on a home that we had FHA pre-approval for, but REQUIRED that we go with their homepath financing or no deal! They would not accept any other financing except that.

Same thing happened with us. We bid on a house on auction.com that was a Fannie Mae Property.

Auction had it listed as "financing available". It had a "HomePath" logo and also had a link to click. When you clicked the link it took you to a Nationstar mortgage application. Nationstar had horrible reviews so we were pre-approved for a FHA loan.

We won the bid. The first person from the auciton told us we HAD to use Nationstar. Then another person from the auction told us we could use any lender but it had to be a HOMEPATH loan. Then when I said I would convert my Quicken FHA loan to a HOMEPATH loan I was told no it had to be a HOMEPATH RENOVATION loan.

Then when I pointed out that Nationstar was NOT a Homepath Renovation lender they told me it was CASH only. Two days later they called back and told me it was back to Homepath Renovation and they strongly suggested that I use their "preferred" lender Propect Mortgage. Seems like something very odd is going on here. I've tried contacting Fannie Mae to get to the bottom of this but so far no response.

I've asked the auction to allow me to speak to Fannie Mae Rep that listed home with them since they told me it came directly from Fannie Mae but nothing. Finally received a call from Fannie Mae ane Level2 employee told me there was nothing he could do and he would not transfer me or help me further for security reasons....are you kidding me?!?!

Nationstar Non Compliance and Violation Fannie Mae SVC 09-36

VERIFIED COMPLAINT FOR WRONGFUL FORECLOSURE AND JURY DEMAND Introduction: This complaint alleges inter alia that Nationstar Mortgage wrongfully foreclosed on real property commonly known as 81 Greystone Trial, Black Hawk, Colorado, 80422. Specifically, Nationstar repeatedly and falsely told Plaintiff that his loan modification was either in-process or had been approved, failed to inform plaintiff that his loan-modification application had been denied, and that this failure prevents plaintiff from exercising legal rights, including but not limited to, Chapter 13 bankruptcy, that would have allowed him to retain title to his home, which he largely built with his own hands. Plaintiff, Keith Cabaniss, pro se, for his complaint against Nationstar Mortgage, swears and affirms that: 1. Defendant, Nationstar Mortgage, is a national mortgage lender that has transacted business in the state of Colorado. 2. Plaintiff, Keith Cabaniss, is an individual who resides in, and previously owned and occupied real property located in Gilpin County, Colorado. 3. The real property that Cabaniss previously owned has a common street address of 81 Greystone Trail, Black Hawk, Colorado, 80422 (the "Home"). 4. The Home is known as parcel no. 1711-03*-**-*13, in the public records of Gilpin County, Colorado. 5. The legal description of the Home is: S: 3 T: 2S R: 72W Subd: LA CHULA VISTA RANCH Block: 002 Lot: 013A & IMPS A TRACT OF LAND CREATED BY BLE 04-09 RECPT #122305 & CORRECTED BY BLE 04-09A RECPT #124137 FORMERLY KNOWN AS BLK 2 LOT 13 & EAST 1/2 OF LOT 18. 6. Cabaniss was the first owner of the Home. 7. The Home is located in the mountains of Gilpin County, Colorado. 8. The Home has a unique and spectacular view of the Continental Divide and Longs Peak. 9. Cabaniss designed the Home, and largely built and finished it with his own hands. 10. Cabaniss purchased the land on which the Home resides in November, 2003; built the home from July 2004 through January 2007; and completed its interior and first occupied the Home in January 2007. 11. On May 25, 2007, Cabainss signed a promissory note to Nationstar for the amount of $230,431.01 (the "Note"). 12. The Note was secured by a Deed of Trust on the Home. 13. Nationstar filed an action on January 17, 2008, to recover title to the Home by having the Gilpin County Public Trustee conduct a public sale of the Home (the "Foreclosure"). 14. On information and belief, Nationstar did not own the Note or hold the corresponding Deed of Trust when it filed the Foreclosure. 15. On information and belief, Nationstar sold the Note and had previously assigned the Note and/or the corresponding Deed of Trust at the time when it filed the Foreclosure and thereafter. 16. On information and belief, Nationstar acted only as the servicer of the Note, i.e. Nationstar did not own the Note, but contracted with the Note's owner to administer the Note, including to collect payments made on the Note. 17. From January 2008, when Nationstar filed the Foreclosure, through mid-February 2010, Nationstar consistently and repeatedly postponed the sale date in the Foreclosure action. 18. Cabaniss entered the Streamlined Modification Program Loan Workout Plan ("SMP") February 19, 2009. 19. Nationstar's agent, Vessia, told Cabaniss on February 27, 2009, that his SMP modification had been approved. 20. Cabaniss made one payment under the SMP. 21. Thereafter, Nationstar called Cabaniss and informed him that SMP had been cancelled, and Cabaniss would instead enter a Trial Period Plan under the Home Affordable Modification Program ("HAMP"). 22. Cabaniss entered HAMP in August 2009. 23. HAMP requires that applicants complete a three month trial period by making the payments that would be required under a proposed modified loan terms. If a HAMP participant makes these required trial-period payments, the participant's loan may be modified to reflect the trial-period's payment terms. 24. Cabaniss timely made his August and September payments under HAMP. 25. Cabaniss pre-paid his October HAMP payment with his September payment. 26. In September of 2009, Cabaniss called Nationstar to ensure that it had received his August, September, and October HAMP payments. 27. By timely making his August, September, and October payments to Nationstar, Cabaniss successfully completed the HAMP trial period. 28. Assuming that Cabaniss met other HAMP program requirements, Cabaniss' successful completion of the HAMP trial period entitled him to have his loan modified in accordance with the trial-period payment terms. 29. Nationstar confirmed to Cabainss that (a) it had received his August, September, and October HAMP payments; and (b) it was sending his plan to another Nationstar department to draft new loan documents for Cabaniss' new and modified HAMP loan. 30. Cabaniss' HAMP loan-modification application was denied on or about Septmber 28, 2009. 31. On or shortly after Cabaniss' HAMP application was denied, Nationstar knew that Cabaniss' HAMP application had been denied. 32. Nationstar did not notify Cabaniss that his HAMP application had been denied. 33. Nationstar was required to notify Cabaniss that his Hamp application had been denied. 34. Cabaniss did not receive new HAMP loan documents from Nationstar. 35. Cabaniss did not make further payments to Nationstar while he was waiting to receive his new HAMP loan documents. 36. Nationstar consistently told Cabaniss that his new, modified, HAMP loan documents were in progress. The communications between Cabaniss and Nationstar, include, but are not limited to the following communications: a. Cabaniss called Nationstar on December 10, 2009, and informed it that he had not yet received any new, modified, HAMP loan documents. Nationstar informed Cabaniss that it was "still working to prepare new loan documents, could take another month." b. Cabaniss called Nationstar again on January 26, 2010. He informed Nationstar that he still had not received the new, new, modified HAMP loan documents. Nationstar told Cabaniss that "everything is ok." c. At the time Nationstar made the statements in the immediately preceding paragraphs (a) and (b) to Cabaniss, Nationstar knew that these statements were false. 37. On or about four days after the January, 26, 2010, telephone conversation in which Nationstar told Cabaniss that "everything is OK," Nationstar set a sale date for the Foreclosure. 38. The Gilpin County Public Trustee held a Public Trustee's sale of the Home on February 25, 2010 (the "Foreclosure Sale"). 39. February 26, 2010, was the last date on which Nationstar could schedule the Foreclose Sale without having to file a new action to request a Public Trustee Sale of the Home. 40. At the time of the Foreclosure Sale, Cabaniss had no notice that Nationstar intended to continue with the Foreclosure. 41. Prior to the Foreclosure Sale, Nationstar provided no notice to Cabaniss that Nationstar had set the Foreclosure Sale, or that Nationstar otherwise intended to proceed with the Foreclosure. 42. Cabaniss learned of the Foreclosure Sale on March 3, 2010, when he discovered a notice that Phil Heter, a Denver-based repossession/eviction processor and REO broker, that Fannie Mae now owned the Home. 43. If Cabaniss had had notice of the Foreclosure Sale, he would have been able to exercise legal rights, filing a chapter 13 bankruptcy petition, which would have allowed Cabaniss to prevent the Foreclosure Sale and keep the Home by restructuring his debts and becoming current on the restructured Note over time. 44. After Cabaniss learned of the Foreclosure sale, he again called Nationstar. On March 9, 2010, Cabaniss spoke with Thomas Brown of Nationstar. Cabaniss asked Mr. Brown to have Nationstar rescind the Foreclosure Sale because Nationstar had (a) failed to provide Cabaniss with any notice that it was proceeding with the Foreclosure Sale and (b) had made multiple misrepresentations to Cabaniss regarding the status of his HAMP modification and of his Note to Nationstar. 45. Brown and Cabaniss went through Nationstar's records of the communications between Cabaniss and Nationstar. 46. Brown stated that Nationstar's records of its communications with Cabaniss comported with Cabaniss' own records of these communications, which are reflected in the preceding paragraphs of this Complaint. Brown also confirmed that Nationstar had not notified Cabaniss of the Foreclosure Sale or of that Cabaniss' HAMP application had been denied. 47. Despite his concurrence with the facts as Cabaniss presented them, Brown and Nationstar refused to rescind the Foreclosure Sale. More specifically: a. Cabaniss asked Brown, "What Happened?" b. Brown responded, "Something transpired." c. In response to further questions from Cabaniss, Brown would not reveal what transpired, refused to rescind the Foreclosure Sale, stated that he was going to terminate the telephone call, and then hung up. 48. On May 17th, Cabaniss held a conference call with Geraldo Hernandez of Nationstar and Jeff Plaine of Money Management (a HUD-certified loan counselor). 49. During this May 17th conference call, Hernandez again affirmed that: a. Nationstar's records of its communications comported with Cabaniss' own records of these communications, which are reflected in the preceding paragraphs of this Complaint; b. Nationstar did not notify Cabaniss that his HAMP loan-modification application had been denied. c. Nationstar did not notify Cabaniss of the Foreclosure Sale date or that Nationstar was proceeding with the Foreclosure Sale. 50. On May 20, 2010, Cabaniss spoke via telephone with Chelsea of Nationstar Mortgage's legal compliance department in Dallas, TX. He asked why Nationstar proceeded with the Foreclosure Sale despite having informed Cabaniss that "everything is OK." a. Chelsea responded that there had been a "miscommunication between [Nationstar's] Loss Mitigation and HAMP department[s]." b. Thereafter, Cabaniss asked Chelsea "Why am I being held accountable for miscommunication within Nationstar?" c. Chelsea responded, "There is no explanation." First Claim for Relief Wrongful Foreclosure 51. Cabaniss repeats and realleges all preceding paragraphs. 52. Nationstar's Foreclosure Sale was wrongful. 53. Cabaniss has been damaged by the wrongful Foreclosure Sale. 54. As a result of the wrongful nature of the Foreclosure Sale, the Foreclosure sale should be rescinded. Second Claim for Relief Breach of Contract (covenant of good faith and fair dealing) 55. Cabaniss repeats and realleges all preceding paragraphs. 56. As part of the Note, Nationstar had an obligation to deal fairly and in good faith with Cabaniss in its efforts to enforce the Note. 57. Nationstar did not deal fairly and in good faith with Cabaniss in its efforts to enforce the Note. 58. Cabaniss has been damaged by Nationstar's lack of fairness and good faith in an amount to be determined at trial. Third Claim for Relief Fraudulent Non-disclosure 59. Cabaniss repeats and realleges all preceding paragraphs. 60. Nationstar represented to Cabaniss that (a) his HAMP loan application was in process; (b) he would receive new loan documents from Nationstar that complied with the term of the HAMP trial period that Cabaniss had successfully completed; and (c) Cabaniss' loan from Nationstar and the processing of his HAMP application was "OK." 61. Nationstar's misrepresentations detailed in paragraph 60 above are false. 62. At the time that Nationstar made the representations details in paragraph 60 above, Nationstar knew or should have known that these representations were false. 63. Nationstar made the representations detailed in paragraph 60 above with intent that Cabaniss rely on these representations. 64. Cabaniss relied on Nationstar's misrepresentations to his detriment. 65. Nationstar had a duty to disclose to Cabaniss all material facts that were relevant to the Foreclosure Sale before the Foreclosure Sale proceeded, including, but not limited to, the fact that the Foreclosure Sale was proceeding and that Cabaniss' HAMP loan-modification application had been denied. 68. Nationstar failed to disclose the material facts detailed in paragraph 67 above to Cabaniss. 69. Nationstar's failure to disclose the material facts detailed in paragraph 67 above to Cabaniss was willful and intentional. 70. Cabaniss has been damaged by Nationstar's willful and intention non-disclosures in an amount to be determined at trial. Jury Demand Cabaniss demands a trial by jury. FOR THESE REASONS, the Court should vacate the Foreclosure Sale, restore title to the Home to Cabaniss as title existed prior to the Foreclosure Sale, award Cabaniss economic and punitive damages, award Cabaniss all costs and attorney fees incurred in this action, and award Cabaniss all such further relief that the Court deems as is just, proper or appropriate.

Fannie Mae doesn't care about families

My son is autistic and does not take change well. We have to move due to financial reasons, but when an affordable Fannie Mae property became available in our neighborhood I was excited. It would mean my son could remain in his same school with his same friends. The property was 3224 Sunbeam Ct. in Kissimmee, FL. My hopes were dashed when Fannie Mae would not even accept my offer. It was not full price, but given the repairs needed it was more than fair. They only have to consider offers from families with children for 30 days. After that they can take higher offers from businessmen. Likely the same businessmen that make political contributions. It was a sad wake up call for my family that the government doesn't really care about families with children. It's all about politics and money.

I will not sell another Fannie Mae property, they only play by their rules and not Real estate rules that apply in the Florida Statues.

Fannie rejected 2 of my offers above listing price and took the 3rd offer we made. The minute they tell you, it's the acknowledgement date, even if you don't have an accepted contract.

There listing agents don't call you, so unless you are constantly monitoring email or going on the homepath site to check status you won't know. Sometime and not always, a email may come from them. They are not consistent with their announcement.

I had a case where I sold one of their properties and during the inspection period, the property came back with extensive repairs. While I know it was "as is".

My buyer requested that I ask them for some money towards closing so that the can hold on to their cash to do some of the repairs. Fannie Mae did not say no or yes but requested that the listing agent put the property back on the market because they won't negotiate further. I feel this is totally unethical, they did not give the buyer the opportunity to continue with the deal with or without the concession. I believe they have a cash buyer in the pipeline and so they had to come up with a reason to push my buyer out.

My buyer lost money because the inspector had to come twice because the water was not on and when it was turned on the place started to be flooded because of defected plumbing.

What I don't understand is why Fannie Mae and these unscrupulous agents can use their position to take advantage of people's situation and get away with it.

They won't sign any addenda whether if be FHA or Hoa. They are ridiculous.

Fannie Mae AND Freddie Mac need to go down exactly because of BS such as this. Anonymous ... I hope you've been able to find a home by now that you AND your son are comfortable with.

For the record, *YOU* *ARE* *RIGHT* in saying that Fannie Mae doesn't care about families (and neither do the mortgage companies - those of whom hand you BS stories about "oh yeah, we've got a great deal for you! This plan will save your home!" Then, it's "oops - sorry you don't make enough/you make too much money for this "loan modification" to help you out".

I *KNOW* this from personal experience. I am disabled. My husband is a disabled veteran. Our mortgage went from a barely affordable $800 per month to an outrageous $1400 per month due to the inevitable - having to make THREE CLAIMS on our homeowners insurance due to ***MINOR*** damage that THREE MAJOR hurricanes had done to our home.

To make a long, extremely painful story short - our home was sold at the sheriffs auction on February 6, 2013. When I learned of this, I sat on the phone and called *everyone* that I believed could help us save our home. In the end ... we were kicked out of our home under threat of being arrested - despite the fact that we still had NECESSARY medications (Klonopin and insulin) AND medical equipment (a T.E.N.S. unit, a back brace, a shower chair along with several other things tied up to my severely screwed up back) in there ... not to mention, despite the fact that I had a *SEVERE* allergic reaction which lasted three full days (my eyes had swelled up to the size of golf balls and were GLUED SHUT). They were supposed to give us an extension due to this ... they DIDN'T.

In addition to all of this, they did NOT give us the 30 days stated by LAW in order to obtain the rest of our belongings (approximately 50 GRAND WORTH OF PERSONAL BELONGINGS WE HAD COLLECTED OVER THE YEARS ... INCLUDING CLOTHING). Even more interesting - by LAW, when an individual or couple is evicted - the party whom had taken over the property is *SUPPOSED* TO BY LAW either call the former owners and let them know exactly WHEN they are able to go and obtain the remainder of their belongings OR - they are supposed to throw it all out by the curb for garbage pickup (or scavengers). They did NOT. Very recently, we were informed that Fannie Mae/(SUB)Standard Mortgage Corporation/ Century 21 Action Realty and perhaps the cop whom had threatened to arrest us if we didn't leave had taken the liberty TO HAUL THE REST OF OUR PERSONAL BELONGINGS OFF ON A FLATBED TRUCK. Now, pray tell - what in the *** is that all about?!! Yeah, I know - I'm not ***, they sorted through our things in order to sell them. As for my Klonopin and some of my pain medications left behind - you KNOW THAT THOSE SLIMEBAGS HAD THEMSELVES A MINI PARTY WITH THAT!!!

From the friend I spoke with (a landlord) - what they did to us was *completely* ILLEGAL - INCLUDING THE EVICTION. AN OFFICER IS *NOT* SUPPOSED TO EVEN *HINT* AT ARRESTING YOU!!

What I want to know is this ... exactly WHOM do we go to in order to SUE THE EVER LIVING *** OUT OF THE SEVERAL ENTITIES INVOLVED IN 1.) ILLEGALLY EVICTING US 2.) Agreed on a price for a house and backed out

i am a first time home buyer and found a house that was a foreclosurer.called the listing agent and she showed the house to me and i liked it.so we made an offer on the house thru homepath/fannie mae.they sent me 13 addendums to sign on the agreed price,paid the earnest money that was asked for,went to mortgage company and got preaproved scenario,paid for appraisal,me and the agent did everything that was asked of us.i turned in a 30 day notice to vacate my apartment.so then another buyer called fannie mae and said that they had placed an offer on the house before me but there is no record of that bid.so now i have to let that other person have the house.fannie mae level 2 support said that was the way they do business,they cost me 2,500.00$ and wasted randy w (pissed off)

Complaint against Fannie Mae, Homepath, and the Tanis Group LLC.

I am writing this as a formal complaint against Fannie Mae, Homepath, and the Tanis Group LLC. My wife and I attempted to purchase 1438 Candlewood Dr, Crystal Lake, IL 60014 in September 2011 when it was bank owned by Fannie Mae. After putting in multiple offers for the house the seller was not willing to negotiate and we settled on a price of $187,000. After 2 months of getting every repair company and estimate lined up which took a lot of time the total repair bill for the house was over $40,000. We asked multiple times for the seller to cover a few of the costs (rotting wood surrounding the upstairs windows, broken garage door, mold in basement) the bank was unwilling to help with the repairs. We stated that after the inspection the repairs doubled and we were over budget. We agreed to pay all the repairs except the mold in the basement which cost $3,000. The bank refused to pay and we said the house is not worth $227,000. We showed them the other house less and a mile away that we were going to go buy for $215,000. After being involved in the candlewood house for over 2 months working every day to get the repairs in line so we could close the bank less us walk away. We told them multiple times that because of the repairs and that they would not negotiate with the house price they would not find another buyer whiling to pay our offer price. On 1/11/2012 the house was sold to another buyer for $133,480, which is a $53,520 loss. The bank let us walk over a $3,000 bill, which caused them to lose $53,520. This is a shame and a breakdown in the selling department. They refused to listen to their buyers and just said if you don't want the house leave. This was a complete was of 2 month and of my life and caused a lot of stress. I hope someone can address these issues and fix them for future Fannie Mae house buyers. I am going through this process in the state of Florida and I am having similar difficulty with a repair. In order to close VA, it has to be done or I am unable to close.

In the process, it is costing me expenses in two residences to transfer my job. Every extension is costing time and money, not to mention separation from the rest of my family.

Fannie Mae and Freddie Mac need to be closed down completely, not negotiated with. Just transfer all assets to a different institution and stop the bleeding.

My Grandfather Julius Oscar Alford, born on March 9,1926, is a Disabled World War ll P.O.W veteran. He is also a Purple Heart Recipient who received several other medals for his service. My Grandfather is 1 of 14 children of his parents. Growing up not having much and working hard for what you did have has always been a motivating factor in his life to strive to reach his full potential. A lesson he has always tried to pass along to his children, as well as his Grandchildren and Great grandchildren. Also, appreciating what you have, sharing with others who are in need, Your word is your bond, and no matter how hard it is, "Doing the right thing, is always the right thing to do".

After getting out of the Army My Grandfather even went back to school to get his high school diploma. Around this time he met the love of his life, My Grandmother, her name is Irene. She to has been a motivating factor in him being the best he can be. Together they had 3 children who now have children of their own, and those children have children. To each and everyone of us THEY are our heroes. When I say they, I am speaking of My Grandparents, who taught us as a "unit" our most valuable life lessons. My Grandfather of course always taking the role of the protector and provider. Even now at 86 years young he is still that person to us all. But most importantly to My Grandmother. You hardly ever see one without the other, I only hope to have that kind of special bond one day. My Grandfather and I are very close, actually he was more of a father to me because my own was not. As we were spending the day together ,He spoke to me about some concerns he had. At his age he knows he might have to leave this earthly world maybe a little sooner than later, but yet his first concern is my Grandmother. You see back in the 70's the home he bought was in a nice, quiet, family style neighborhood.That neighborhood now has drastically changed. Still trying to make sure my Grandmother was going to be "protected and provided" for He asked me to help them find a new home. It has been an ongoing and lengthy process, but we found one to fit their needs. The home at 311 woodlawn ave warner robins Georgia was a foreclosed home from Fannie Mae-HomePath homes. The listing agent is ******, who in her "about me" section of her websites prides herself on being a Military Spouse of 20 yrs. I really cannot fathom how a "military spouse" could mistreat and cheat a disabled Veteran they way she has. Like I stated before My Grandfather has always believed in "only take what you need" and "always share with others. I have learned that Veterans are entitled to many benefits for their service, but unlike some my Grandfather only "takes what he needs".

A bid was placed on this home on this house on 10/12/12, accepted on 10/19/12, A contract was signed on 10/28/12 at which time My Grandfather trustingly gave a $1000.00 check for earnest money toward the purchase of their new home. My Grandfather chose to get a VA Loan using Bank of America. Everyone knows that their are special requirements regarding a VA Loan and they take a little more time to complete than others. My Grandfather has had to jump thru "hoops and barrels" throughout this entire process. During which in doing his part to make sure that all the requirements he needed to be done were done so on time. ********, of Century 21 , has not. She has lied, procrastinated and drug out what was suppose to be a happy event turning it into a nightmare a total nightmare. Their has been several addendum's added to this contract, before the appraisal we even asked about the repairs that would be needed for a VA Appraiser to approve the home, she she not to worry that it would be taken care of. After My Grandfather paid $400.00 for an appraisal, and she received the results she changed her tune. My Grandfather was then given an addendum to sign that not only added more time but also that he was to give up the $1600.00 that Homepath was to pay for repairs, also adding $57.00 to the price of the home.

Mrs. Hunt was notified by BOA regarding when the repairs needed to be done to close on the home in a timely fashion. But yet she did not hold up her end of the contract, I have proof..pictures..emails of conversations between my Grandfathers Realtor and the listing agent as proof. I also have emails from **** at bank of America, **** of bank of America, as well as many other examples of how unjustly my Grandfather is being treated. Because of listing agent not holding up her part of this contract once again it was not going to close on time. The last addendum that my Grandfather was given to sign was for only a few day and was not realistic with a time frame. listing agent was emailed this concern, but yet showed no real concern. My grandfathers Realtor pleaded with listing agent on my Grandfathers behalf. She told him, and I have copies of this, that homepath would not do another addendum, the one dated for closing on the 12/21/12 was the last, then the contract would be terminated. Had she had done her job, this would of been completed long ago.Then just yesterday I received a call my grandfathers Realtor saying that Homepath wanted to go ahead and terminate the contract, not even giving him until 12/21/12, she emailed him papers for my grandfather to sign. She also put on these papers that $500.00 in earnest money was to be returned to my grandfather( We have a copy of his $1000.00 check). Minus the fact he would be out of $400.00 for the appraisal, $125.00 for the termite inspection,and all his time and effort. She said it was not her choice, but homepaths. She is not being truthful, I have an email showing her having a conversation my grandfathers Realtor in which after he pleads with her for a realistic amount of time, she fowards him a response from a VP of Fannie Mae/ Homepath that states my grandfather has until 12/21/12. Their is so much more to this that is not right. My Grandfather has helped many all his life, So now I ask of you could you now please help My Grandfather not get "cheated", So inside himself he will still be in his eyes My Grandmothers Hero...... I am in the process of purchasing a Fannie Mae home. 5 months now and we still have not closed.

Left my 6 month and I homeless. They have cancelled settlement 4 times now and just did again yesterday. We gave 10000 over asking price have perfect credit barely any credit card det ake 6 figures and are putting 10percent down. What's the problem?

Well every week there is a new problem. The listing agent is is threatening to put the house back up on the market bc we still have not closed. They have made so many mistakes that threw us back more and more. I have a real-estate lawyer I'm working with now bc of this.

Terrible company.

After all is said and done im going to raise heck to everyone there. And if I lose this house bc of them I will be making legal matters.

I just walked away from a homepath home after 4 months. Fannie Mae is full of ***.

These companies are not trying to help the market they are hurting it. our home required 10k in repairs, I offered 60/40 split I pay 60% (mind you I was already paying 6000 more than the asking price) They refused and told me to walk if I want.

So I walked. I am really looking to file a complaint or some type of suit against them because they are misrepresenting themselves and the people.

My wife and I wanted to buy a house in rockford il area Fannie Mae promised they will fix leaking skylights in the house, the leak that was coming in the basement, and other repairs, they never fixed anything, then 2 days before the contract expired they told us it cost to much money and they didn't want to fix anything. Our bank denied us the loan and by the time we received the denial letter to get out earnest money back we lost our $3000 earnest money even though in our contract said we have 5 days or respond which we did in 3 days, but now they are trying really hard to keep our hard earned money even after we hired a lawyer to get out money back.

They hire these crooked lawyers from Chicago area to fight for them so they can steal money from honest hard working people.

People need to get all together and fight against Fannie Mae and their crooked lawyers. Also a lot of people that buy houses from Fannie Mae and get a loan through their local banks, these loans end up being bought by Fannie Mae anyways, it's ridiculous.

Fannie Mae/Homepath scam

My parents recently put in an offer for a property that was "accepted" by Fannie Mae (Fannie Mae countered their offer, my parents accepted). A few days later they were told that someone at Fannie Mae for got to "sign" the paperwork. Fannie Mae has now accepted other offers. They then came bak to my parents saying that they want their highest and best offer by the end of the week. Is this legal? My parents are consindering taking legal action. If anyone has any info, I would appreciate some help for my parents. I have never heard of something like this happening. smrcampfan1@***.com

We made an offer $10,500 over the asking price (which had just been increased by $2,000) a few days before we saw the property.

We were told our offer was accepted and the website showed the house as Pending - CASH Terms.

Then Fannie Mae comes back and says that although we had the high offer and were paying all CASH, they were going to give all bidders (past and present) a chance to make BEST and Final offer. We lost out.

Looks like Fannie Mae figured they could get more money by doing this - and they sure did - like $25,000 more than asking price.

I would like to complain but do not want to get our realtor in trouble.

Your best recourse may be to file a complaint against the listing agent at the state level. I'm not an attorney.

All agreements must be in writing. If the agent told you it was accepted, this may be considered innocent misrepresentation. The agent would have to counter sue Fannie since it was their "voice" telling the agent the offer was accepted. If enough listing agents get ran over, maybe Fannie will pay attention.

Same here, maybe is time to open Pandora's box. Not exactly the case but my offer was ACCEPTED over 2 weeks ago and still no contract.

Maybe they want to kill time while get it to sell it to their interest party?
